Fall is officially here in Palm Beach County, and the calendar could not look more inviting. Over the next two weeks, from September 25 through October 9, you can welcome home the Boca GreenMarket and the West Palm Beach GreenMarket for their season openers, hear Tim McGraw and Zach Top on back-to-back Saturday nights at iTHINK Financial Amphitheatre, stroll the First Friday Art Walk along Atlantic Avenue in Delray Beach, kick off the Oktoberfest season in Boca Raton and Lake Worth Beach, and settle back into the free live music and farmers market rhythms that make this corner of Florida feel like a resort you actually live in. Whether you are a year-round resident or quietly imagining what a move to South Florida could look like, this guide has your calendar covered.

What's happening this week, September 25 through October 1?

This week marks the official hinge between summer and high season: two market season openers on Sunday morning, one of the biggest country tours of the year on Saturday night, the first Boca After Dark of the fall, and the grand finale of two restaurant months that have been feeding the county all September. It is a wonderful stretch to simply get out and be part of it all.

Friday, September 25

Art After Dark, Norton Museum of Art, West Palm Beach
5:00 PM to 10:00 PM at 1450 S Dixie Hwy. $10 for adults and seniors, $5 for students, free for members. The Norton's Friday-night tradition of live music, pop-up gallery talks, and a cash bar is one of the most elegant ways to ease into the weekend. Wander the galleries in the evening light, then linger over a drink in the museum's gardens.

Free Sunset Concert Series, Old School Square, Delray Beach
Gates open around 6:00 PM at the Old School Square Amphitheatre, 51 N Swinton Ave. Free admission. The fourth-Friday summer tradition continues with a high-energy tribute band under the evening sky, rain or shine. Bring a lawn chair, let the food and beverage vendors handle dinner, and soak up the music in the heart of downtown Delray.

Saturday, September 26

Tim McGraw, Pawn Shop Guitar Tour with 49 Winchester, iTHINK Financial Amphitheatre
7:00 PM at 601-7 Sansburys Way, West Palm Beach. Tickets through Live Nation and Ticketmaster. Stroll the tents, talk with the artists, and pair it with lunch on Atlantic Avenue.

LOVECATS & NOTORIOUS: A Tribute to The Cure and Duran Duran, Arts Garage, Delray Beach
8:00 PM to 10:00 PM at 94 NE 2nd Ave. Tickets through Arts Garage. A joyful evening of new-wave and synth-pop favorites in the intimate 99-seat performance room, a beloved gem of the Delray arts scene for anyone who grew up on eighties radio.

This is the week the season officially begins. Why does Palm Beach County work so well for empty nesters and retirees?

The question I hear most often from people considering a move to South Florida is a simple one: "Will I find my community here?" And the calendar answers it more honestly than any sales pitch ever could.

Consider everything in just these two weeks. You could welcome back a celebrated farmers market with more than 130 vendors on Saturday morning, stroll a monthly night market in downtown Boca on Thursday, wander the First Friday Art Walk along Atlantic Avenue, cheer the FAU Owls at Owl Family Weekend, catch two country concerts and a hip-hop nostalgia tour at one world-class amphitheater, and open the 52nd annual Oktoberfest in Lake Worth Beach. That is not an unusual stretch. It is a perfectly ordinary two weeks in Palm Beach County as the season begins.

You would also be in good company. About 25.4 percent of Palm Beach County residents are 65 or older, roughly 401,800 people, a share well above Florida's already-high 21.8 percent and the national average of 18 percent. This is a county built for this chapter of life, and the calendar reflects it.

These are not tourist attractions. They are the fabric of a community built around connection, culture, and quality of life. For empty nesters making the decision to downsize and relocate, that fabric is everything. When you choose a home in South Florida, you are not just picking a floor plan or a zip code. You are choosing a place where it is genuinely easy to stay active, stay curious, and stay surrounded by people who share your enthusiasm for this chapter of life.

On the practical side, Palm Beach County continues to offer compelling advantages for retirees. Florida has no state income tax on wages, Social Security, pensions, or retirement withdrawals, and no state estate tax. The homestead exemption can reduce your taxable property value by up to $50,000. The Save Our Homes amendment caps annual assessment increases at 3 percent once you establish residency. Homeowners aged 65 and older with qualifying household incomes may be eligible for additional exemptions. Healthcare is excellent, with Baptist Health Boca Raton Regional Hospital, Delray Medical Center, and Palm Beach Gardens Medical Center all providing nationally recognized care close to home.

More than two dozen 55-plus communities across the county offer active, amenity-rich lifestyles with clubhouses, pools, fitness centers, pickleball courts, and social calendars of their own. And with the Brightline station in Boca Raton providing rail access to Miami and Orlando, getting anywhere you want to go is effortless.

And if you visit for a weekend of farmers markets and art walks, I would love to show you the communities where this lifestyle is within reach, from active 55-plus neighborhoods in Boca Raton and Delray Beach to waterfront condos with that Friday-night rhythm just steps from your door.

Whether you are just beginning to explore the idea of downsizing, you want to tour 55-plus communities in Boca Raton or Delray Beach, or you simply want someone who understands the process to walk you through the financial side of the decision, I am here for that conversation.
